What’s being built across from Wawa on Route 309 in Coopersburg?

Everyone’s asking what’s going in across from Wawa on Route 309, near Passer Road. Upper Saucon Township records identify the project as a neighborhood hospital and medical office building.

The township’s December 2025 records describe a revised plan on about 6.72 acres along North Main Street and Route 309. The Planning Commission’s January 2026 agenda records that the Board of Supervisors conditionally approved the land-development plan on December 15, 2025.

LVHN Realty Holding Company is named as an owner in the township’s public notice. The exact services, opening date, and final configuration for this Coopersburg location have not been established in the township records I reviewed, so I’ll update this when more is announced.
